Tender: Managing Contractor for 16,416 m² Office Fitout at 3-5 National Circuit, Barton (Staged, Complete by late 2028)

The Department is seeking a managing contractor to deliver a new fitout of approximately 16,416 m2 at 3-5 National Circuit, Barton. The works will be delivered in five stages with staff remaining in occupation throughout delivery; Stage 1 includes consolidating the Australian Government Solicitor from 4 National Circuit into 3-5 National Circuit and delivering ground-floor front-of-house amenities and a dedicated conferencing suite. Timeframes require Stage 1 to align with end-of-lease arrangements to vacate 4 National Circuit in July 2027, and the overall target date for final completion of all five stages is late 2028. The Department’s primary objectives are delivery of the works to meet the Statement of Requirement, plans and drawings, achievement of all timeframes—particularly completion of the ground-floor reception and front-of-house meeting spaces, ground-floor Barton wing office space and Level 1 works included in Stage 1—and control of costs to maximise value for money.
