Tender: Provision of A‑Grade Office Accommodation in Hobart, Tasmania (10,000–14,400 m²)

Services Australia, acting on behalf of the Commonwealth, is seeking a supplier for contemporary, fit-for-purpose office accommodation in Hobart, Tasmania that provides approximately 10,000 to 14,400 square metres of net lettable area with flexibility to increase or decrease the premises by 15%. Proposals may be for an existing building ready for use, an existing building requiring refurbishment, or a new development opportunity and should provide contiguous floor plates, desirably include a ground-floor component of about 830 square metres, meet PCA A-grade accommodation or better, and support a target lease commencement date of 1 July 2031 (or earlier by mutual agreement). A minimum of 43 car parking bays is highly desirable—comprising 41 secure, covered bays with at least 25% of spaces fitted for electric vehicle charging and two accessible bays at ground level near the entrance. The Commonwealth seeks an initial lease term of 10 years with two options to renew of three years each and will consider tenderer-delivered, integrated or Commonwealth-delivered fit-out solutions as set out in the RFP Documents.
